◾️ Protection of the client’s interests in relations with the Architecture Service;
◾️ Investment (construction) assessment of land plots — analysis of possible development options and available legal mechanisms for changing the zoning or increasing the construction coefficient;
◾️ Legal support during land acquisition procedures at auctions and legal due diligence of the relevant contract draft;
◾️ Subdivision or consolidation of land plots in the Public Registry, correction of red lines, and communication with the Urban Development Service;
◾️ Analysis and preparation of preliminary sale, sale, and construction agreements to be concluded with contractors;
◾️ Registration of primary subdivision and assignment of numbering, registration of a unit under construction with a cadastral code, preparation of documentation required for the division or consolidation of apartments under construction (meeting minutes, owners’ consents, interaction with the Public Registry);
◾️ Legal procedures required for obtaining a building commissioning permit: construction amnesty or regular commissioning procedure;
◾️ Legal analysis of developer loan agreements, participation in their preparation process, and client representation;
◾️ Legal support of ongoing processes at the construction site, including the appeal of orders, inspection reports, or fine decisions issued by the Supervision Service before administrative authorities or courts;
◾️ Legal procedures for registration of land or real estate, amendments to registration records, and full representation before the Public Registry.
